Architect UK Double-Storey and single-storey Extension

I'm seeking a skilled architect to provide professional drawings to gain planning permission in the UK.

The property is a 2 bed 1850s semi with single storey extensions and conervatory. The existing extensions and conservatory are poor quality and need to be removed. The project aim is to remove existing extensions and to replace to provide better functionality in today's world. Primarily: an upstairs bathroom, a wider driveway with garage at the top, moving stairs from within main property to newly built extension, and new main front door entry to property.

The project will comprise a 2.5m wide 4.8m deep double-storey extension from the gable end of the existing property. At ground level this will comprise entrance hall and stairs, with WC incorporated beneath stairs. 2nd story will comprise landing and bathroom.

Hall way running along side stairs will lead through to single storey gable roofed extension at rear comprising of kitchen (probably galley style) 2.5m wide x 3.4m deep (approximately)

Single garage (as spacious as possible) to be placed at top of driveway.

As neighbours boundary is at an angle to the existing structure a pinch point will determine kitchen length/garage placement.

Key requirements:

- Proven experience with double-storey extensions.

- Excellent understanding of UK building regulations and standards

- Ability to deliver detailed, comprehensive design plans.

The ideal freelancer for this project will have a strong portfolio of previous work, particularly with minimalist designs, and be able to provide creative, practical solutions to the challenges of this project.

The extension should primarily use brick or block and render as the construction material.
